In this blog, we’re talking about how we can help your moving process go smoother. This applies whether you’re buying, selling, or moving to the Eau Claire area.
I’m going to dive into the 6 steps that you can take to help the process easier.
As your local Eau Claire Realtor team, we are in the trenches with our clients who are moving. Every day. And yes, it is sometimes a stressful time but after helping 1000’s people through the moving process over the years, we feel like we have the process figured out.

Reach out to your Realtor team here at Dan Realty Group. It's super important if you’re buying or selling a home around Eau Claire that you reach out ASAP. Why? Having that connection early on for you to ask questions and for us to start providing value to you is crucial if you want the process to go as smoothly as possible.
If you’re selling your Eau Claire home, you might want to consider certain renovations or repairs before getting ready to list/sell. It could be super beneficial to start that process early on, say 8 months in advance rather than 8 days in advance. So reach out for our recommendations ASAP.

During this step, we set up a meeting, which is either face-to-face or over a zoom call.

Not only do we get to understand what you need to buy, for example, 3 bedroom vs 2 bedroom vs fenced in backyard vs waterfront; but we also get to know you personally. This is really important when dealing with such a huge life decision, knowing who you’re trusting to walk you through one of the largest
Step #2 - Figure out your home buying criteria
During this step, we do a deep dive into what you need and use our expertise and years of knowledge about Eau Claire to pinpoint the best neighborhoods/ areas of Eau Claire that are going to work best for you.
We also go deeper once we know which neighborhood works best for you and figure out which houses are going to be the perfect fit for your lifestyle. We want you to be happy for years in advance too.
This step also helps us figure out how many bedrooms you’ll need, how big of a yard, how much family room space there needs to be, etc. For example: If you have 2 big Great Dane puppies you probably need a large fenced-in backyard and being close to a dog park would be a huge perk. Or if you have 1 kiddo and possibly another one on the way in the next year, then we should probably be looking for a 4 bedroom house for you.
Step #3 - Setting up your personalized home search

This tool is called the MLS. In fact, Zillow and Trulia pull their information from the MLS but it takes so long for them to update and stay current that the MLS really is the best place since that’s the source.
At this stage, we give you direct access to the MLS and it gets personalized to your needs. Not only does this show you exactly what you’re looking for that’s on the market, but it also updates you when a new property gets listed on the market, IMMEDIATELY! Just FYI access to the MLS is only possible by reaching out. This is not a tool you’ll find on google.
Step #4 - Setting up a tour date around Eau Claire
This step is going to vary based on your familiarity with the Eau Claire area. If you’ve never been here before, it's going to be a little more in-depth. We’re going to give you recommendations on where to check out to eat, go sightseeing, and which parks & shops to check out. Then once you kind of gets a feel for the lay of the land, we’d give you neighborhoods that we recommend you drive around so you can get a feel for how the housing is laid out.
If you’re somewhat familiar with Eau Claire, we’re going to assume you understand the basic layout of Eau Claire, and based on the more in-depth conversation with you we had previously, suggest a few neighborhoods to drive around so you get a feel for the living areas.
Once you have that pinpointed down where you’d like to live in Eau Claire based on your needs and wants, we’ll begin touring houses.
Step #5 - Setting up your financing
Unless you’re bringing a bucketload of cash to closing, we’re going to need to get you hooked up with one of our lenders. We have lenders we highly recommend for you to use. Please, Please, PLEASE work with one of our lenders. I cannot tell you how many times we’ve had troubles with someone’s lender because communication is poor or the lender is just not great at their job. We have local lenders that will do an amazing job for you and your family.
Step #6 - Buying a home! Woohoo! :)
For a rule of thumb, up to this point in the process, we have communicated and have had a lot of education on what Eau Claire has to offer. So when we go looking at houses to figure out what fits your needs best, our clients look at an average of 3-5 homes before getting an accepted offer on a house they desire. It's slick!
